OM Outremont
The OM project is situated in the heart of the Outremont neighborhood in Montreal, historically known for its industrial character. Erected on the site of a former structure dating back to 1928, the project commenced with the decontamination, demolition of the old building, and site preparation, giving rise to a new building within the University of Montreal’s Campus.
The new 144,000 sq.ft. building, occupying 60% of the land, serves a dual purpose, catering to both commercial and residential needs. The ground floor houses a commercial gallery, white the 5 upper floors accommodate 102 rental apartments. An underground parking facility spanning 40,000 sq.ft., covering the entire site, is designed for residents and visitors. A porte cochère traversing the building connects the open space on Avenue Manseau to the public square Alice-Girard, accessible to both residents and passersby. The new building subtly references its predecessor through shared elements, evoking its industrial past.
Special measures were implemented during construction to minimize impacts on the neighborhood, particularly given the day care facilities. These measures included the installation of a temporary wall, cleaning the wheel of trucks upon entering and exiting the construction site, as well as a material transport strategy aimed at mitigating conflicts.
